Objective 

Lease a vacant space in a market dominated by excess offers.

Challenge 

In 2018, CBRE was assigned as Asset Manager for the 3rd Tower of Centro Empresarial Colpatria, property of Collective Investing Fond of Skandia. At that moment, the building had an initial occupancy of 57.5%.

CBRE designed an aggressive marketing and commercial strategy adapted to the property and the new conditions and necessities of the market, positioning it in the zone and differentiating it from its competitors, thus making known the benefits that the property offered to the entire market, both for potential tenants, as for all brokers in the industry.

Solution

CBRE managed to lease 7.125  sq.m. and reduce the vacancy to 7.7% in 10 months, leaving currently the property with an occupancy of 92.3%, with important multinational companies as tenants, among which are: Avaya, Schneider Electric y Hapag Lloyd.
